The owner is there every Tues afternoon and can do site visits before he heads back to Sydney at 5.45pm, so anytime after 5pm if he has no pts then. The area is about 100 metres squared. There are 7x CR’s and allied health (audiology, clinical psychologist, dietician + podiatrist) + Laverty pathology onsite + a nurse. 2x retained DWS provider numbers are currently in use. Pathology pays $4K to be in the clinic so additional income of $48K pa off sets the rent of $72K pa, meaning the real rent is only $24K and this is further off set by the allied health paying to be onsite.

The current lease of 5x 1 year lease options can be assigned to the new owner. The lease was at the current owner’s request to give him the option to get out easily if the business wasn’t working. The lady landlord would be delighted to offer a longer lease to the new owners. Current costs are $6K per month rent and outgoings of $500 per month, incl electricity and water etc.

This MC was established to provide general medical assistance to patients in the Newcastle West area. They are able to assist with the whole range of GP services, and are open 5.5 days a week. They are located in the same building as a podiatrist, for those patients need referrals to their services, and the local area includes the Newcastle West shopping centre which has several pharmacies available. The immediate area also sports radiology, pathology, dental, physiotherapy and psychology services.

As a mixed billing practice, bulk billing is provided to all patients with a valid Pension, DVA or Health Care card and full time students. Otherwise, the fees are $70 for a standard consultation and $90 for a long consultation, with a Medicare rebate of $37.05 and $71.70, respectively.

Ample parking is available on site and in the nearby area, with a major bus route passing down Hunter Street and stopping nearby. Patient’s can easily access the centre from neighbouring suburbs, including Hamilton East, Cooks Hill, The Junction, Hamilton South, Islington, Maryville, Carrington and Newcastle.

The doctors are available 5.5 days a week, from 8am to 6pm Mon to Fri and Sat is open from 1-4pm only. Booking an appointment is easy and can be done at any time using the convenient online booking service, as well as phone bookings. The F/T PM is accruing LSL, however the other staff are on a casual contract. There is one main reception person with 3x other part times.
